Most of our business comes from attorneys referring their clients to us, and we are fast – normally making decisions within a day, and funding shortly thereafter. Loans are secured by non owner-occupied real estate within just one State. No application fees. No third-party appraisal fees – we evaluate the properties ourselves. No prepayment penalties or yield maintenance fees. In lieu of these or other “junk” fees, we charge a one-time Origination Fee, paid only when the loan is funded. Interest is charged based only upon outstanding balances.
We offer lines-of-credit, revolvers, and longer term amortizing facilities. Interest deferral available. New construction loans for builders and flexible “fix and flip” loans. Besides lending for traditional investments, we offer simple solutions for Estate/Probate attorneys. We can fund Estates or Probate situations where liquidity is needed to maximize the value of real estate.
